What is Equity?    Equity is the difference between how much your house is worth and how much you owe on it.  There are 2 ways to get more equity - you can BUY IT (large downpayment, extra principal-only mortgage payments), or you can BUILD IT (by improving the value of your house with your labor and materials.

Do I need a high credit score?  No. This is not a bank mortgage program, and credit scores are not the deciding factor.

I’ve been turned down before — should I still be interested?

 

Yes. Many people who explore this option have been turned down by banks. That’s exactly why this program exists.

Why should I want equity?  FREEDOM. Equity gives you choice in your life.   Most home payment plans and mortgages are for 30 years.  After that, you own the home - no more payments - forever. After 30 years of renting, rent is due the next month.  Equity means you can stay in your home forever, age with dignity and without fear in a home YOU OWN.  Enjoy no rent or housing payments in your later years, with housing costs (maintenance, property taxes and insurance only) that fit within the budget of a senior citizen's Social Security income. Have a valuable asset you can pass on to your children or sell and leave them tens of thousands of dollars.  Or sell your home before that, walk away with potentially tens of thousands of dollars of your equity and do it all over again.

How can I fix up a house?  It is a big project.  You need to be handy with home repair or committed to become so. You need some extra every month in both your time and money budget for materials and labor.  If you can barely make the payment, can't do home repairs and don't want to learn how,  this program is not a good fit.
